Rental Application Requirements

Identification Requirements

  • All adults age 18 and over must present photo identification and complete an application

  • Provide 2 forms of government-issued ID (e.g., driver’s license, passport, social security card, birth certificate, visa, permanent resident card, etc.).

Income Verification

Total combined gross monthly income must be at least 3X the amount of monthly rent

 Acceptable proof of income includes:

  • Last 4 paycheck stubs

  • Last 4 bank statements (savings = 5x the rent)

  • Unemployment documentation

  • Pension documentation 

  • Social security documents

  • Court-ordered payments

  • Self-employed individuals must provide:

    • Current and last year's business financial statements

    • Last 2 years of personal tax returns

    • Last 2 years of business tax returns

    • Last 4 months of bank statements

      Applicants who do not meet the income requirements will be required to:

  • Provide a co-signer who meets the income and credit requirements of the rental acceptance criteria.

  • Or furnish additional funds as determined by the landlord, including but not limited to:

    • Increased security deposit up to 2 months

    • Payment of 1 month's rent in advance, which will be credited towards the last month's rent.

Rental History (Last 5 Years)

Applicants may be disqualified for the following:

  • Evictions within the last 5 years 

  • Outstanding balances to previous or current landlord

  • History of lease violations

  • Consistent late payments 

  • Noise complaints

  • Skips 

  • Negative references

  • NSF checks 

      Applicants with no previous rental history will be required to: 

  • Provide a co-signer who meets the income and credit requirements of the rental acceptance criteria  

  • Or furnish additional funds as determined by the landlord, including but not limited to:

    • Increased security deposit up to 2 months

    • Payment of 1 month's rent in advance, which will be credited towards the last month's rent.

Credit Check

Applicants may be disqualified for the following:

  • Bankruptcy

  • Credit Fico Score below 600

      Applicants with no previous credit history or a FICO score below 600 will be required to:

  • Provide a co-signer who meets the income and credit requirements of the rental acceptance criteria.

  • Or furnish additional funds as determined by the landlord including but not limited to: 

    • Increased security deposit to 2 months

    • Payment of 1 month's rent in advance, which will be credited towards the last month's rent

Criminal Background Check 

  • All applicants require a criminal background check

  • Felony convictions will disqualify rental acceptance 

  • Registered sex offenders are also disqualified

  • Misdemeanor convictions or gross misdemeanor convictions may disqualify an applicant for up to 3 years for crimes against persons, property, or drug-related illegal activity. 

All applications are processed without regard to race, color, religion, sex, disability, familial status or national origin of the applicant.
